Where the hours go in property management.

Three workflows we look at first. Each one is slow, repeated every week, and safe to hand to a system with a person approving.

  1. 01 · Time to dispatch

    Maintenance requests

    Today
Requests arrive by text, email, phone, and portal. Staff sort them by hand and call vendors one at a time.
    With the system
Each request is sorted by urgency and property, a work order is drafted, and the right vendor is proposed.
    Your part
Staff approve each dispatch. Emergencies go straight to a person.
  2. 02 · Reply time per inquiry

    Leasing inquiries

    Today
Prospects ask the same questions about price, pets, and dates, and slow replies lose the showing.
    With the system
Replies are drafted only from the listing facts you approve, with open showing times from the calendar.
    Your part
Staff approve every reply. Questions about assistance animals, disability, or family status always go to a person.
  3. 03 · Hours per manager each month

    Owner reports and rent follow-up

    Today
Managers write owner updates by hand each month and send late-rent reminders when they remember.
    With the system
Owner updates are drafted from the property records, and reminders follow your written policy.
    Your part
The manager approves each update and reminder before it goes out.

What the $1,500 AI Assessment does.

One week on one workflow. For a property manager, the week usually starts with maintenance or leasing. We sit with a property manager and the front desk, look at the property management system and the inbox, and count the hours.

  • A map of where leads, hours, and paperwork get stuck today
  • What it is worth, in dollars
  • Workflow or agent: which one fits, and what it needs access to
  • A ranked plan with the tools, checks, and approval points
  • A fixed Build Sprint scope, or a clear reason not to build

Credited in full toward a Build Sprint that starts within 30 days.

The controls you will ask about.

We describe what we build, not a certification we hold. Your compliance team reviews the rules and the log before go-live.

We build on the tools you already use: property management systems such as AppFolio, Buildium, Yardi, or Rent Manager, the phone and text line, vendor lists, and email. The Assessment confirms which ones we can reach and how.

What your compliance officer will ask before you use AI
  1. A person approves

Anything that goes out in your name, changes a record, or moves money waits for your yes.

  2. Every action on record

Each step is logged with its inputs, its source, and who approved it.

  3. Approved facts only

Leasing drafts use only the listing facts and policies you approve. Questions outside them, and any question about a protected trait, go to a person.

Questions and short answers.

01How much does AI cost for a property management company?

With Ship AI Studio, the first step is the AI Assessment: $1,500 for one week. A Build Sprint is $5,000 flat for one workflow or agent, live in two weeks. AI Operations is $999 a month to keep it running. The Assessment fee is credited in full toward a Build Sprint that starts within 30 days.

02What do we get from the $1,500 AI Assessment?

In one week we review one workflow with your team. You get a map of where the hours go, what the fix is worth in dollars, whether a workflow or an agent fits, a ranked plan with the approval points, and a fixed Build Sprint scope or a clear reason not to build.

03Will AI decide who gets a lease?

No. The system drafts replies from facts you approve and prepares records. Your staff approve every reply and make every screening, leasing, and notice decision.

04Which tools do you work with?

We build on the tools you already use: property management systems such as AppFolio, Buildium, Yardi, or Rent Manager, the phone and text line, vendor lists, and email. The Assessment confirms which ones we can reach and how.

05We manage a few hundred units. Is that enough?

It depends on the volume of repeat work, not the unit count. The Assessment measures the hours first. If a build does not pay for itself, the readout says so.

06Do you guarantee results?

No. The Assessment puts a dollar number on the workflow before you spend more. If the number is too small to pay for a build, the readout says so and you stop there.
